Mobile Home Inspections
Mobile home inspections are performed for lending institutions that have foreclosed
on a particular property and require a report of the current condition of the mobile
home. This inspection includes a comprehensive report of the current condition of
the home including the exterior and under carriage. We include photos of subject
property and any damage that may have been discovered during the inspection.

Residential Property Inspections
Residential property inspections include a general assessment of a property and
an evaluation of its current condition. The inspection is a visual examination of
the mechanical, electrical and plumbing systems, built-in appliances and essential
internal and external structural components of a residential dwelling. The inspector
will seek to identify all pertinent defects exposed to their view and readily apparent
on the day of the inspection. This inspection assists the client in evaluating the
overall condition of the dwelling according to the Standards and Practice of the
American Society of Home Inspectors (ASHI).

Commercial Property Inspections
Commercial property inspections are performed for lenders who are in the process
of lending finances for a commercial property and need to understand the current
condition of the property. These inspections are also provided for insurance companies
who need to be aware of any conditions that may be cause for a claim in the near
future.

BPO (Broker Price Opinion)
A BPO provides the opinion of value for a property based on two comparable properties'
sale or listing price. The property condition, area observation and any existing
visual conditions that may significantly affect the property's value or marketability
will also be provided. This inspection is not an appraisal and should not be used
for underwriting decisions or extending credit.

Occupancy Inspections
An occupancy inspection determines which entity or entities, if any, are currently
occupying a property. Names, numbers, rental information, agent or/or property manager
information will be collected if possible. If a "No Contact Occupancy Inspection"
is ordered, NVMS inspectors will NOT contact the occupants of the property.

Construction Draw Inspections
Construction draw inspections are typically performed for banks and/or other lending
institutions. This inspection is performed in various stages in order to assist
the lending institution in determining the appropriate release of construction funds.
The inspector will determine the job completion progress and, if requested, will
supply related photos.

A merchant site inspection is an objective visual analysis of a business and is
usually requested by credit card processing companies. This inspection assists in
determining the legitimacy of a business and helps to prevent fraud. Each inspection

A foreclosure inspection is performed on behalf of a lending institution that has
foreclosed on a particular property and requires a report on the dwelling's current
condition. This inspection includes a comprehensive report on a home's interior

A compliance inspection determines if the repairs or improvements required to bring
a mortgaged property into compliance with local and state regulations have been
completed so that escrow funds can be released.

Asset Audits
An asset audit helps manufacturers control inventory levels at dealerships and sales
centers. The inspector usually performs these audits on a monthly or quarterly basis.
The inspection provides an accurate on-site inventory count based on units and/or

Collections
NVMS will assist in the collection process by identifying and informing a tenant
or occupant of the mortgage holder's intent to collect past due rent or mortgage
payments. All collection activity will be at the request of the management company
and all procedures will follow the management company's direction and procedures.
