Mobile Home Inspections
Mobile home inspections are performed for lending institutions that have foreclosed on a particular property and require a report of the current condition of the mobile home. This inspection includes a comprehensive report of the current condition of the home including the exterior and under carriage. We include photos of subject property and any damage that may have been discovered during the inspection.

Residential Property Inspections
Residential property inspections include a general assessment of a property and an evaluation of its current condition. The inspection is a visual examination of the mechanical, electrical and plumbing systems, built-in appliances and essential internal and external structural components of a residential dwelling. The inspector will seek to identify all pertinent defects exposed to their view and readily apparent on the day of the inspection. This inspection assists the client in evaluating the overall condition of the dwelling according to the Standards and Practice of the American Society of Home Inspectors (ASHI).

Commercial Property Inspections
Commercial property inspections are performed for lenders who are in the process of lending finances for a commercial property and need to understand the current condition of the property. These inspections are also provided for insurance companies who need to be aware of any conditions that may be cause for a claim in the near future.

BPO (Broker Price Opinion)
A BPO provides the opinion of value for a property based on two comparable properties' sale or listing price. The property condition, area observation and any existing visual conditions that may significantly affect the property's value or marketability will also be provided. This inspection is not an appraisal and should not be used for underwriting decisions or extending credit.

Occupancy Inspections
An occupancy inspection determines which entity or entities, if any, are currently occupying a property. Names, numbers, rental information, agent or/or property manager information will be collected if possible. If a "No Contact Occupancy Inspection" is ordered, NVMS inspectors will NOT contact the occupants of the property.

Construction Draw Inspections
Construction draw inspections are typically performed for banks and/or other lending institutions. This inspection is performed in various stages in order to assist the lending institution in determining the appropriate release of construction funds. The inspector will determine the job completion progress and, if requested, will supply related photos.

Merchant Site Inspections
A merchant site inspection is an objective visual analysis of a business and is usually requested by credit card processing companies. This inspection assists in determining the legitimacy of a business and helps to prevent fraud. Each inspection includes field sheets and both interior and exterior photos of the business.

Composition Board Siding Inspections
A composition board inspection identifies whether a defective type of particle board siding material has been used in the building of a home. The inspector will identify which manufacturer produced a particular product and determine whether that product is subject to a class-action lawsuit. The information is then relayed to a claims firm.

Foreclosure Inspections
A foreclosure inspection is performed on behalf of a lending institution that has foreclosed on a particular property and requires a report on the dwelling's current condition. This inspection includes a comprehensive report on a home's interior and exterior condition. Included are photos of the subject property and focus on any damage that may have been discovered during the inspection.

Insurance Loss Inspection
An insurance loss inspection is an objective visual analysis of an insurance claim. This inspection assists in determining the legitimacy of an insurance claim by providing the inspector's opinion of the cause of the damage and is supported by related photos.

Compliance Inspections (203k)
A compliance inspection determines if the repairs or improvements required to bring a mortgaged property into compliance with local and state regulations have been completed so that escrow funds can be released.

Asset Audits
An asset audit helps manufacturers control inventory levels at dealerships and sales centers. The inspector usually performs these audits on a monthly or quarterly basis. The inspection provides an accurate on-site inventory count based on units and/or identification numbers provided by the manufacturer.

Termite Inspections
The termite inspection is specifically designed to fulfill loan requirements and is ordered by a mortgage company. NVMS ensures expert knowledge of all applicable state guidelines and regulations required for each inspection. Included in the inspection report is a free six-month warranty on all houses noted to be free from infestation.

Radon Inspections
A radon inspection is required in various states prior to the sale of a home. The inspection determines whether a house has acceptable levels of radon set forth by the EPA guidelines. The EPA has determined that a radon level that is 4 picoCuries per liter (pCi/L) or higher needs corrective actions.

Synthetic Stucco Evaluations
This inspection was developed in order to evaluate Exterior Insulation and Finish Systems (EIFS), commonly known as synthetic stucco. This evaluation is an intrusive inspection and is performed in a manner consistent with guidelines, recommendations, and product installation standards recommended by EIFS manufacturers.

Mold Inspections
The presence of elevated levels of both non-toxic and toxic molds can only be determined through laboratory analysis from field sampling. Not all mold contamination is visible. Field sampling is best-conducted using air sampling on a general screening basis. The air sample will be supported with swab sample(s) where visible mold is encountered. Air sampling is a quick, cost-effective and reliable testing option.

Asbestos Inspections
An asbestos inspection determines whether asbestos is present in a home or business. A technician will obtain samples and then conduct a lab analysis. Once the sample material has been properly tested and positively identified, we relay the results to the property owner, and recommend corrective action.

Septic Evaluation
A septic evaluation provides an objective opinion of an on-site waste system's components and functionality. NVMS technicians will report visible deficiencies within the septic system and identify conditions that could result in system failure in the foreseeable future.

Phase I Environmental Inspections
The Phase I environmental inspection is a preliminary site visit that provides a general assessment of an overall site condition and liability potential. This inspection typically includes historical research, an evaluation of existing land use practices, the identification of environmentally sensitive areas, and the presence of any environmental problems.

Phase II Environmental Inspections
A Phase II inspection assesses the full extent of any contamination and determines the appropriate cleanup requirements. Environmental engineers conduct extensive and detailed examination through sampling and analysis. They will also recommend actions for cleanup and abatement of the environmental contamination.

Structural Evaluations
A structural evaluation determines if a property has significant structural defects and, if so, appropriate corrective action suggestions are provided. All of NVMS' structural inspections are performed only by licensed Professional Engineers (PE).

Collections
NVMS will assist in the collection process by identifying and informing a tenant or occupant of the mortgage holder's intent to collect past due rent or mortgage payments. All collection activity will be at the request of the management company and all procedures will follow the management company's direction and procedures.
